How to be a property agent?

--------------------------------------------------------------------------------
I am interested to join as a property agent, but have no idea
what to do... do i need to take Ceha first? Which agency should
i join?
Would like to do it part time first, as i currently hold a
full time job which is paying the bills.

any forumers here can shed some light on joining any agencies
??
what are the strengths of each agency and what are their focuses...
that would be enlightening.

At the monent there is no need to pass CEHA (common exam for
house agents) to become property agent.
01 Jan 2009 is supposed to be the deadline for passing CEHA
as property agent, but the authority has yet to annount it as
mandatory ~ may be the recession is holding back the announcement.
Furthermore, last year, the CES (common exam for salesperson)
was introduced as an alternative route for property agent, who
just want to remain and do property sales only, without starting
own agency. The latter requires passing CEHA, that is the difference
between these 2 exams.
From my experience, I would suggest you start by "earning
and learning the trade" first before attempting to take
either of these expensive exams. This is because not every one
succeed as property agent, besides, you are only going to do
part-time.
Nowadays, and to me, it does not make any difference which
property agency to join. It is you who has to perform to the
earn commission, because the agency does not pay you a salary.
Instead, as a rookie, the agency gets a cut of up to 30% of
the commission you earn, for the first 3 months for services
rended to you.
